You want a number. We understand why. But the honest version of that number depends on your house, so here is exactly how we build a quote instead.

Stated as exclusions
We list these explicitly so you can compare quotes properly. A cheaper quote often differs here rather than on rates.
- Fixtures and tapware supply (unless you ask us to supply)
- Tiling, plastering and painting
- Electrical work
- Structural repairs found after strip-out
- Sewer or stack replacement, if the line proves to be failed
- Asbestos removal, which requires a licensed removalist
Questions
What people ask about quotes
- Why won't you publish a price list?
- Because a bathroom in a 1920s bungalow on stumps and a bathroom in a 2015 slab home are different jobs with the same name. Any number we published would be wrong for most people who read it, and misleading for the rest.
- What does a quote actually include?
- A fixed price itemised by stage, a written scope in plain language, a week-by-week program showing which trade is on site when, and an explicit list of exclusions. The exclusions matter most — that is where variations come from.
- How are variations handled?
- We stop, photograph or film what we have found, and give you options in writing including the option of doing nothing. Work does not continue until you approve. Nothing reaches your invoice that you have not agreed to first.
- Do you ask for a deposit?
- For renovation projects, yes — a deposit at acceptance and progress payments tied to completed stages, never to dates. You are paying for work that has been done, not time that has passed.
